As the Red Bridge area continues to grow, places like the Villas at Red Bridge Greens are attracting buyers from across the country, especially since the gated community of duplexes and fourplexes has done away with age restrictions.

According to on-site real estate agent Kim Kauth, the villas recently have seen inquiries and buyers from Iowa, Nebraska and even Florida. She credits the revitalization of the nearby Red Bridge Shopping Center; the housing market and the way people live today as reasons why buyers are attracted to the area.

Located just east of Holmes on Red Bridge Road between Charlotte and Harrison streets, the maintenance-free development began as a 55+ community, but since then the bylaws have been updated to allow buyers of all ages.

“Easy access to highways, restaurants, shopping, walking trails, golf and medical care is appealing to a lot of people,” Kauth said, adding that the recent work-from-home trend has made being comfortable in a new residence particularly important.

“We have parents looking to be closer to children and grandchildren since the pandemic, but we also attract young couples and single adults who travel or work a lot and don’t want to spend their weekends maintaining the yard.”

Construction of the Villas at Red Bridge Greens began more than 13 years ago, but the project was halted in 2009 after the original owner filed for bankruptcy. In 2019 Lambie Custom Homes Inc. purchased the property, with plans to revitalize and complete the development.

The 9-acre property spans 12 lots with a total of 32 homes. Since Lambie began construction, four homes have sold with two currently on the market. Six duplexes under construction are set to be completed in June or July. The duplexes offer two 1,400-square-foot floor plans, each featuring a two-bedroom, two-bath single-level layout with an option to finish the basement.
