Three Hallbrook Place
By Jill Draper
Even with more people working from home, new office buildings continue to be developed. Construction is underway for Three Hallbrook Place on approximately 8.5 acres at the southwest corner of State Line Road and College Boulevard. The four-story building will contain about 120,000 square feet of office space with 475 surface parking spots when completed.

According to Grant Lang of Leawood City Planning, the city approved a preliminary plan for the project in 2017, and a revised final plan in 2021. Revisions include small tweaks like shifting balconies from the south side to the west and adding more space in the brick façade for windows.
Two Hallbrook Place was completed on a speculative basis in 2008 during the Great Recession, and sat vacant for nearly two years. For Three Hallbrook Place, developer VanTrust Real Estate has lined up KBP Foods to occupy a portion of the space.
KBP is a restaurant franchise company which currently operates from Overland Park’s Corporate Woods Office Park. It’s noted as one of the largest U.S. franchisees for Yum! Brands, which include KFC, Pizza Hut, Taco Bell and The Habit Burger Grill. According to various business publications, KBP is among the top fast-growing companies in the nation.
It makes me sick every time I look at that disgusting crap we’re beautiful grass and trees have been destroyed. God help us breathe and help us stay cool. This construction is destruction and contributes to poor quality of health for all!
