Potentially 549 new neighbors planned for Martin City

Home values will range from $500,000 to $2 million.

Martin City could be getting busier in the near future if Arrowhead Lakes Development’s plans are approved by the city. 

A housing development consisting of 549 single-family homes and a clubhouse are planned for 363 acres on the southeast corner of Holmes Road and 150 Hwy. Home values will range from $500,000 to $2 million.

The city permit process has only just started, beginning with the necessary community engagement session held July 11 by Zoom attendees and organized by the Center Planning and Development Council. Less than a dozen people from the sparsely populated area attended the information session. Neighbors near the development expressed concerns regarding widening Holmes Rd., extending city sewer lines to all homeowners in the area, and landscaping for privacy.  

Amenities to the property will include a clubhouse, swimming pool, basketball or tennis/pickleball courts, connecting sidewalks and pedestrian trails throughout the property. The three lakes, totaling 66 acres–33, 22 and 11 acres–will have various amenities surrounding them.

Due to the increase in traffic, planners expect to widen Holmes Road to include a turn lane at 155th and Holmes.

The developer is requesting a residential zoning change from R-80 (80,000 sq. ft. lots) to R-7.5 (7,500 sq. ft. lots). The planned 574 lots will amount to 1.6 lots per acre, with sizes varying from 75 feet wide to 180 feet wide, depending on housing types.

The developer Michael Haas and Phelps Engineering will submit plans to City Planning on August 15.  

Once approved the Arrowhead Lakes Development is expected to be built in phases over a five-year period. Construction could begin as early as 2024.
