At the July 25 Kansas City Council meeting, members voted unanimously to approve final plans to develop a nearly 6-acre plat of land, known as Limeview, into 19 single-family homes at 12800 Holmes Road. The neighborhood, to be named Village West of Holmes, is a project of Limeview Development, LLC.
Virginia Phillips, a real estate agent with Access KC of Compass Realty Group and who is representing the development, says construction will begin this fall and will include a model home. The first owners would move in sometime in spring 2025.
The 5.6 acres of previously wooded land is situated to the west of Holmes Road, just north of Blue Ridge Road. In December 2022, original project plans had been voted down 12-1 by members of the City Council due to concerns over parking density and water runoff. Limeview had since reapplied, working with the City Planning and Development Department.
The development will offer four home plans, Bijou, Adi, Park View, and Hudson – which vary in size from 2,000 to 2,900 square. All plans feature three bedrooms, three bathrooms, and two-car garages.
The developer describes the plans as “modern in style, with a sought after contemporary aesthetic.”
Home pricing is not yet available.
Limeview Development has been in business for 18 years, and has built homes in other parts of south Kansas City. They are best known for building a couple of row houses on a single plot of land, which has proven controversial in parts of Waldo where the architecture, while beautiful, is unsimilar to surrounding homes in the neighborhood.
As the Telegraph reported in the past, residents of the nearby Woodbridge neighborhood have been critical of the subdivision from the beginning. Neighbors disliked the originally proposed one-car garage plans, which would mean two-car families would park on the street, narrowing the street and making travel for emergency crews difficult. There were also concerns about water drainage, as original plans called for placement of the sewer line under the right of way along Holmes Road.
Project critics also cited additional traffic congestion along curvy, two-laned Holmes Road.
It appears many of those concerns have been addressed in the new plans.
Real estate agent Virginia Phillips relayed that Limeview Development is “excited to begin the closest new home development to downtown Martin City.”
The Village West of Holmes website highlights ease of access to other parts of the city, proximity to popular amenities including Minor Park, the Minor Park Golf Course, and the Blue River Parkway Trail; and the nearby Martin City K-8 school.
