It’s that time of year where we update readers on large construction projects in the south Kansas City area. A few have dropped off our list while others are near completion.

Mayfair at Woodbridge – The former skilled nursing home at Blue Ridge and Wornall has now completed its conversion into a 133-unit apartment comp lex. IronDoor Development is now pre-leasing one-, two- and three-bedroom apartments, ranging from 550 to 1450 square feet. Pricing starts at $1500 per month and includes in-unit washers and dryers. Amenities include rooms for gaming, studying and working out. Extra storage units and bicycle storage are also available. The location is on the bus line and touted as only a three-minute ride to Avila University.
Cable-Dahmer Intake Center (Sutherland’s) – Cable-Dahmer Auto Group has purchased both the former Sutherlands and Paint Ball properties located on the south corners of 135th and Holmes. The Sutherland’s facility is being renovated into a new vehicle intake center for the dealership. Cable Dahmer is adding a new building exterior, asphalt parking lot and security fencing. “We are cleaning it up for the neighborhood,” says Cable Dahmer CFO Rick Van Zon. The former Paint Ball property is available for sale.
Tilden Station – An apartment complex along with commercial development is planned for 135th & Wornall (formerly Martin City Golf) and the plat approved by the city. Plans subdivide the 28-acre property into three parcels: one for a 4-story apartment complex with as many as 300 units; a second for retail and restaurants, and the third for offices or storage units. A portion of the second lot facing 135th Street was sold to Danny Baker who is remodeling the former golf building into a luxury car dealership.
RC’s Chicken– Functional medicine specialist, Dr. Jay Goodbinder is relocating his Epigenetics Healing Center from 101st and Holmes to the former RC’s Chicken restaurant. Plans include a medical office on the first floor and a mixed-used medical environment on the second floor with the possibility of a cafe.
Flex Caves – A high-end storage and garage condo complex fronted with retail property is planned for the long-vacant lot next to RC’s at 300 E 135 St. Flex Caves will consist of 51 climate-controlled storage units (caves) which includes 11 retail spaces along 135th Street and 40 garage condos behind a high security entrance. The various sized garages will include electrical outlets, bathrooms and lofts for the more expensive variety. Developers are awaiting city permits and expect a late Spring groundbreaking and completion early next year.
Kingdom City Church – Kingdom City Church will take over the former Gordman’s space, 13617 Washington St., and the shops along the north end of the State Line Point shopping center center, including the spaces currently occupied by Positions Chiropractic and former Paris Nails. Plans for the 60,000 square-foot space include a 1,000-seat auditorium, a small chapel, family education center, an outreach center, and administrative offices. Interior plans also include a coffee hub, a 300-seat auditorium and group study centers. Reconstruction is underway.

TJ Maxx – TJ Maxx is moving into the former Marshall’s clothing store location at 901 W 136th Street in the State Line Station shopping strip (Target area). Owners are updating the building which has been vacant for almost a decade.
Red Bridge
Village West of Holmes– A residential plan by Limeview Development was approved at the end of 2024 for 19 single family homes on 5.6 acres of wooded property at 12800 Holmes Rd. Currently traffic is down to one lane as the project undergoes sewage installation. Plans are for four modern styles of housing varying in size from 2,000 to 2,900 square feet and feature three bedrooms, three bathrooms, and two-car garages.
115th & Holmes Rd – IronDoor Development’s plan calls for 50 buildings and 174 units on Holmes Road between 115th and 117th streets, a total of 17 acres. The project includes two- and three-story red brick townhomes and four single-family homes. Parker New, owner of IronDoor, says he expects to clear ground this Spring and begin work in phases.
112th & State Line Road – The property at 1300 W 112th Terrace is platted for five single-family homes along State Line Road, facing eastward. The project developed by Ron Grover with Midwest Associates GP appears to be on hold.
Woodbridge Manor – A preliminary plan for 151 single family homes at 10806 Grandview Road (off Grandview and Red Bridge roads) was to appear before the City Plan Commission on January 8th. The project, which has been submitted to the city three times in 20 years, was pulled, meaning the investors will not proceed.
Waldo

Fareway Meat Market – The former McGonigle’s Meat Market is expanding its location at 7912 Ward Parkway. After demolishing the original red brick grocery store and a few rental houses, Fareway will build an 11,000 sq. ft. meat market south of the original location and a 10,000 sq. ft. retail tenant building at the old space.
Sonder Apartments – EPC Real Estate Group is now pre-leasing apartments located at 1500 Meadow Lake Parkway, northeast of State Line and 76th Street (near HyVee). The three- and four-story apartment complex will have 213 units and 237 parking garage stalls. Plans include revamping the former Visiting Nurse Assn building in addition to constructing new apartments around it. Amenities include two courtyards, a pool, a fitness center, lounge and golf simulator space and spa.
Oberon – EPC Real Estate Group is also developing Oberon, formerly known as 74Broadway and The Well at 74th and Broadway. The $90 million project consists of 284 units, including studio, one- and two-bedroom apartments. The apartments will wrap around a 374-space parking garage. The Well and another restaurant/lounge will front the ground floor. An outdoor pool, whiskey lounge, pet spa, sauna and steam room are the amenities. The first phase, the eastern end, is planned to open at the end of the year.
Tierra Encantada – The Spanish-immersion daycare facility is completing its remodel and reconstruction of the former Reece Nichols building at 113 W Gregory. The 14,000 square-foot school will have ten classrooms accommodating care for up to 160 students ages six weeks to six years – with all instruction taking place in Spanish. The school will open February 9th.
Bannister Corridor

Retail on Bannister – With the Cerner campus was the promise of new retail development where once Bannister Mall once stood. This past year has seen the construction of three new retail businesses. Starbuck’s and Chipotle Mexican Grill are in the final stages of completion and will join Arvest Bank, Taco Bell, Hickman Mills Dentistry, and Hampton Inn as the new kids on the block. In the works is a Humana Clinic for Seniors.
The Cottages at Oakwood – Located at 9700 Grandview Rd., 29 acres will be transformed into a 9-hole per Par 3 golf course surrounded by 16 stucco villas, four cottages and other amenities. At least two cottages have been completed. The property connects to Oakwood Country Club. The cottages feature four bedrooms, 4.5 baths, and the comforts of a private retreat just steps from the clubhouse and golf courses.
Trails at Bannister – PedCor Investments’ affordable housing plans have been approved for a 342-unit apartment all-income community on 24 acres south of the Cerner campus, 93rd and Hillcrest near the Kansas City Southern railroad tracks. The plans include 19 three-story buildings featuring one-, two- and three-bedrooms and garage parking. Thirty-three units will be reserved for families dealing with disabilities. The project has been on hold due to state approval, but the project appears to be moving forward with the city.
Depot at Santa Fe – Kittle Property Group is completing a 252-unit apartment complex on 31 acres south of 93rd Street and Old Santa Fe (east of Cerner campus). The complex includes 8 apartment buildings, seven garages, picnic pavilion, fitness centers, clubhouse, swimming pool, playground and pet park. Units are available in one- to four-bedroom configurations.
Grandview

City Center Townhomes – A four-acre townhome development was being built at 1401 Goode Ave, across from Grandview’s City Hall and Police Station. The infrastructure has been laid, but the project is now seeking a new developer.
Falcon Trails Subdivision – The new townhome development planned for 3501 Blue Ridge Extension began clearing property in October for 20 townhomes (40 units) on about 10 acres south of the Fountain Lake Subdivision. Plans include a small playground and nature trails. The three-bedroom, 2-½ baths, 1-car garage units plan to rent for around $1800 per month. The developer Falcon Trail Development says the first house is expected to go vertical in May.
River Oaks – River Oaks Golf Club, near 150 Highway and Byars Road, last year came under new ownership with plans to convert the clubhouse to an event space, build 80 homes on the former golf course and construct a small retail space for a coffee house, etc. Builder Jorge Hernandez reports that the first phase, the event space, now called the Glasshouse at River Oaks, is completed and will be starting on the second phase, housing upon the golf course,
Leawood
East Village of Leawood – The 120-acre property that travels along the north side of 135th St between State Line to Pawnee Ln. will consist of 648 apartments, 84 townhomes, 26 twin villas, 35 single family homes, 40 condos, a 100-unit assisted living center and office and retail space. The infrastructure for single-family homes and twin villas is complete (Phase I) and about 20 homes and twin villas have been built. Oddo Development has begun constructing infrastructure for the retail/commercial area along State Line Road, which will be complete in May. Infrastructure has also begun for Chadwick Park.

Hallbrook North – By now most readers have heard Lockton will move from the Country Club Plaza to a new development at I-435 and State Line Road called Hallbrook North. Plans for the new development include an 11- to 12-story office building, a retreat center, 225 apartments, a hotel with an event center, two or three restaurants and a day care center in the first phase. The second phase would include a 7- or 8-story office building plus a smaller building and more apartments. The main entrance is planned for College Boulevard and two entrances on State Line with the main one at 108th. At least 2,664 parking spaces, mostly in garages below the offices and apartments, would be built. The property would be at least 30 percent open space, and a new greenway would connect it to Leawood Park.
Regents Park – Regents Park mixed-use development along the south side of 135th Street and Kenneth Road is a high-end community that includes 59 townhomes, 81 maintenance provided villas, and 193 luxury apartments with retail and office space on the first floor. Construction is underway for the villas. Construction of the townhomes, called Mayfair, began in 2025. An age-restricted condo, Village Co-op, is being built on the northeast corner of the site.
