A request to approve the residential mixed-use development plan for 133 apartments on seven acres at 12940 Wornall was approved with conditions by the City Plan Commission on September 4. It now moves to the Neighborhood Planning and Development Committee, which includes public engagement meetings.
The former site of the assisted living home known most recently as KC Center (aka Brooke Chateau), was purchased by IronDoor Development with the intention of remodeling the interior of the main facility and the adjacent 133 apartments, both of which were built in 1983. In 2018, one wing of the apartment complex was remodeled and rented to tenants in need of light assistance.
Normally existing building remodels do not require undergoing the city approval process, which is why the developers got a flying start on the property earlier this year. However, plans were put on hold when inspectors realized that developers planned to remodel all 133 apartments. Code requires that any existing building remodels with more than 50 units must undergo the city approval process.
Plans show that the exterior design will stay the same with minor improvements. Plans for a 549-square foot commercial space in the main facility qualifies it as a mixed-use development.
Some of the conditions that needed to be met included providing parking spaces for 58 bicycles, a sidewalk along Wornall Road, a pedestrian crossing and the inclusion of metric tables within the architectural design.
A public engagement meeting hosted by the Center Planning and Development Council will be held Tuesday, September 24, at 7 pm at the Trailside Center, 9901 Holmes Rd.
